Hideaway at Arrington is nestled in between the towns of College Grove and Arrington in Williamson County. The community entrance is located on Cox Road approximately one and a half miles south of the main entrance to Arrington Vineyard just south of Highway 96.

Mailboxes design has been selected by the ARB and are to be provided by the homebuilder. Mailboxes will be consistent and shall be Signature Hardware’s Traditional Post Mount Copper Mailbox with Brass Flag – Oversized with Antique Copper Finish

There are 482 planned home sites spanning 742 acres of land. Lots range in size from 1/3rd of an acre to roughly 1 acre in size.

Monthly HOA dues are currently projected to be $167 a month. Dues include maintenance of common areas and a social membership to the club. Social membership privileges include use of pool, clubhouse, and tennis amenities.

The property is being developed by Arrington National Development, LLC, a joint venture with several partners. The lead developer is the California based real estate investment firm, ABP Capital. Other partners include long-time golf course owners and managers with experience in community operations.

Hideaway residents can enjoy an open and relaxed environment while experiencing similar levels of safety and security that accompany gated communities without the associated maintenance burden for the Association.

There are a total of nine home builders who are a part of the Hideaway Signature Builder’s Guild. Those builders are:

Those who wish to build a home in Hideaway must choose from the list of Signature Builders when constructing their home.

Each builder was chosen based on their reputation, their vision for Hideaway, and their company culture. While no two builders are the same, we have aimed to develop and maintain a Builder’s Guild comprised of companies that care a great deal about the customer experience and take great pride in their homes.  All of our Signature Guild Builders owners participate in regular meetings with the developer and play an active role in the design and development of Hideaway.

The Architectural Review Board has outlined a 2 week (10 business days) turnaround for Design Review. All submittals are due by close of business (5:00pm) every Tuesday. Once accepted for review, submittals will be reviewed for consideration at a weekly ARB team discussion (tentatively scheduled for the Tuesday after submittal). Once reviewed and discussed, final comments, reviews, and approval/denial forms will be generated for delivery to the applicant the following Tuesday (2 weeks from original submittal).

The Architectural Guidelines provide guidance for styles acceptable within the subdivision. The best source for information regarding acceptable designs within the community are our Signature Builders.

Each lot contains a set building envelope within which a prospective structure may be placed. In general, lots within the subdivision contain 30’ front and rear setbacks and 10’ side setbacks. Lots with both front and side street frontage will be subject to 30’ Side Street Setbacks.

The street tree program includes 6” caliper trees every 40’-50’ along community roadways between the sidewalk and street. It is anticipated that individual streets will have a consistent tree species to help create an identity for each street, but tree species will vary from one street to the next to avoid a monoculture.

The community’s trash service will be managed by HOA. The HOA will competitively bid services from multiple providers and will select the most competitive and cost effective provider for the subdivision.

The ability to begin construction is not function of when you close but rather, when you have ARB approval and a building permit. If you choose to completely design your home prior to close, you could conceivably break ground a couple weeks post-closing.

Per Architectural Guidelines, single story homes must be at least 2,500sf. Two-story homes must be at least 3,000sf.

Custom homes may be built with one of the Hideaway Signature Guild Builders.

No swimming pools shall be allowed on any Lot in excess of 2’ above the natural grade. Tennis/Sports courts must be submitted to the ARB for inclusion in the approval process. Permanent and temporary basketball goals (and stands), soccer goals, batting cages and similar equipment are not allowed within view of the street, common areas, golf course or neighboring Lots.

Homes are priced from the mid $700,000’s and up.

All playhouses must be approved by the ARB. Playhouses must be located where they have minimum visual impact on adjacent properties. All playhouses must be made from natural wood unless provided otherwise by the ARB, and all playhouses may not be larger than 100 square feet. Treehouses are not permitted.

Fences are permitted on any lot with prior approval by the ARB. No fence shall exceed six (6) feet in height, and no landscape wall shall exceed (4) feet in height
